MOSTAGHIM was engaged to improve an already approved Development Application for this co‑living project. The approved scheme was not buildable, carried multiple non‑compliances, and was financially unfeasible due to excessive structural complexity.

We reconceived the building from first principles, removing an entire basement level, eliminating all transfer structures, and achieving full BCA compliance. The new façade responds directly to the challenges of a highly exposed site on a busy arterial road, using robust, hard‑wearing materials that address noise, dust, and solar orientation while presenting a strong architectural identity.

Drawing on our extensive experience in the co‑living sector, we increased the number of rooms and significantly improved room layouts, delivering a more efficient, compliant, and commercially viable development.
